Barrie Residential property sales recorded through the MLS® System of the Barrie & District Association of REALTORS® Inc., as well as and the average selling price of those sales, both recorded increases in 2011 when compared to 2010.
A total of 4,228 Barrie homes traded hands in 2011, up three per cent from the annual sales figure in 2010.
The average price for all homes sold via the Association’s MLS® System in 2011 was $287,588, up two per cent from levels in 2010.
The annual average price figure for Barrie homes sold just within the City of Barrie was $268,821. This was also a two per cent increase when compared to 2010.
The Barrie & District Association of REALTORS® cautions that over a period of time, the use of average price information can be useful in establishing trends, but it does not indicate actual prices in widely divergent areas or account for price differentials between geographical areas.
Barrie home sales numbered 190 units in December, down just two per cent compared to the same month in 2010.
Within the city of Barrie, sales activity was slightly below the overall trend for the region. The city of Barrie saw 114 residential sales in December, down five per cent from one year earlier.
The dollar value of all home sales in December 2011 was $55.2 million, up three per cent from year-ago levels.
Barrie new residential listings fell seven per cent from a year earlier to 241 units in December. For the year as a whole, some 7,676 listings were added to the Association’s MLS® System in 2011, down four per cent from 2010.
Barrie active residential listings on the Association’s MLS® System numbered 1,092 units at the end of 2011. This was down just one per cent from the overall supply of homes on the market at the end of 2010.
There were 4.7 months of inventory at the end of December 2011 on a seasonally adjusted basis, up from 4.5 months in November. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
Sales of all property types in the Barrie region numbered 194 units in December, down one per cent compared to December 2010. The total value of all properties sold in December 2011 was $56.4 million, up three per cent from December 2010.

November 2011.
Barrie Home sales numbered 321 units in November, an
increase of 18 per cent compared to the same month last year. Momentum
continues to improve. On a seasonally adjusted basis, sales climbed to the
highest level since April 2010.
Within the city of Barrie,
sales activity was on par with the overall trend for the region. The city of Barrie
saw 207 residential sales in November, also up 18 per cent from one year
earlier.
Some 4,038 Barrie
homes have traded hands so far this year. This is up three per cent from
levels in the first 11 months of 2010.
The year-to-date average price for all Barrie
homes sold via the Association’s MLS® System
in the first 11 months of 2011 was $287,439, up two per cent from the same
period last year.
The year-to-date average price figure for homes sold within
the City of Barrie was $269,124.
This was also a two per cent increase compared to November 2010.
The dollar value of all Barrie home sales in November 2011
was $90.1 million, up 21 per cent from year-ago levels.
New Barrie
residential listings edged up one per cent from a year earlier to 459 units in
November. Active residential listings on the Association’s MLS®
System numbered 1,601 units at the end of November 2011, down three per cent on
a year-over-year basis.
There were 4.5 months of inventory at the end of November
2011 on a seasonally adjusted basis, down from 4.7 months in October. The
number of months of inventory is the number of months it would take to sell
current inventories at the current rate of sales activity.
Sales of all property types in the Barrie
region numbered 333 units in November, up 18 per cent compared to November
2010. The total value of all properties sold in November 2011 was $94.2
million, up 24 per cent from November 2010.

increase of 13 per cent compared to the same month last year. Within the city
of Barrie, sales activity was stronger than the overall trend
for the region. The city of Barrie
saw 211 residential sales in October, up 23 per cent from one year earlier.
Some 3,717 Barrie homes have traded hands so
far this year. This is up two per cent from levels in the first 10 months of
2010.
The year-to-date average
price for all Barrie homes sold via the Association’s MLS® System in the first 10 months of 2011 was $288,031, up two per cent
from the same period last year.
The year-to-date average
price figure for homes sold within the City of Barrie was $268,824. This was also a two per cent increase
compared to October 2010.
The dollar value of all Barrie home sales in October 2011 was $85.7 million, up 14
per cent from year-ago levels.
New residential Barrie listings were up five per
cent from a year earlier to 607 units in October. The number of active Barrie residential listings on the Association’s MLS® System was 1,757 units at the end of October 2011, edging down two per
cent on a year-over-year basis.
There were 4.7 months of
inventory at the end of October 2011 on a seasonally adjusted basis, up from
4.3 months in September. The number of months of inventory is the number of
months it would take to sell current inventories at the current rate of sales
activity.
Sales of all Barrie and area properties numbered
322 units in October, up 13 per cent compared to October 2010. The total value
of all properties sold in October 2011 was $89 million, up 16 per cent from
October 2010.

Barrie residential property sales
recorded through the MLS® System of the Barrie & District Association of
REALTORS® Inc. came in well above year-ago levels for the third consecutive
month in September 2011, and stood on par with some of the strongest September
sales figures on record.
Barrie home sales numbered 387 units in September 2011, an
increase of 17 per cent compared to the same month last year. Within the city
of Barrie, gains were in line with the overall trend for the
region. The city of Barrie saw 243 residential sales in September, up 19 per
cent from one year earlier.
The year-to-date average
price for all Barrie homes sold
via the Association’s MLS® System in the first nine months of 2011 was
$289,254, up two per cent from the same period last year.
The year-to-date average
price figure for Barrie properties
sold within the City of Barrie
was $269,258. This was also a two per cent increase compared to September 2010.
The dollar value of all Barrie home sales in September 2011 was $113 million, up
eight per cent from year-ago levels.
New Barrie residential listings edged down two per cent from a
year earlier to 655 units in September. The number of active residential
listings on the Association’s MLS® System
was 1,693 at the end of September 2011, down 12 per cent on a year-over-year
basis
There were 4.3 months of
inventory at the end of September 2011 on a seasonally adjusted basis, down
from 4.8 months in August. This was the tightest balance between supply and
demand since March 2010. The number of months of inventory is the number of
months it would take to sell current inventories at the current rate of sales
activity.
Sales of all types of
properties in the Barrie region numbered 397 units in September, up 17 per
cent compared to September 2010. The total value of all properties sold in
September 2011 was $115 million, up seven per cent from September 2010.

property sales recorded through the MLS® System of the Barrie &
District Association of REALTORS® Inc. were up strongly from year-ago levels
for the second consecutive month in August 2011.
Barrie home sales numbered 401 units in August 2011, an
increase of 22 per cent compared to the same month last year. The large
year-over-year increase reflects not only weak demand last summer, but also the
current strength of home sales in the region.
Within the city of Barrie, gains were even stronger, with Barrie home sales jumping 51 per cent from year-ago levels
to 269 units in August.
The year-to-date average
price for all Barrie homes sold
via the Association’s MLS® System in the first eight months of 2011 was
$288,882, up three per cent from the same period last year.
The year-to-date average
price figure for homes sold within the City of Barrie was $268,455. This was up one per cent on a
year-over-year basis.

also posted a considerable gain.
Barrie
home sales numbered 380 units in July 2011. While this was an increase of
23 per cent from a year earlier, it was compared to the lowest July in a decade
in 2010. Within the city of Barrie,
home sales numbered 232 units, up 11 per cent from year-ago levels. On a
seasonally adjusted basis, sales activity was little changed compared to June.
The year-to-date average
price for all Barrie homes sold via
the Association’s MLS® System in the first seven months of 2011 was
$287,191, up three per cent from the same period last year.
The year-to-date average
price figure for homes sold within the City of Barrie was $267,507. This was up one per cent on a
year-over-year basis.
The total dollar value of
all Barrie home sales in July 2011 amounted to $115.4 million,
a 40 per cent jump from year-ago levels.
New Barrie residential listings edged
up one per cent from a year earlier to 653 units in July. The number of active
residential listings on the Association’s MLS® System was 1,880 at the end of July 2011, down three per cent on a
year-over-year basis.
There were 4.9 months of
inventory at the end of July 2011 on a seasonally adjusted basis, up slightly
from 4.7 months in June. The number of months of inventory is the number of

Total sales activity in the Barrie region numbered 384 units in July, up 18 per cent

$115.9 million, up 32 per cent from July 2010.

two per cent from the same period last year. The year-to-date average price
figure for homes sold within the City of Barrie was $267,363, edging up half of one per cent on a
year-over-year basis
The total dollar value of
all Barrie home sales in June 2011 amounted to $145.8 million,
an increase of 11 per cent from year-ago levels.
New Barrie residential listings
declined two per cent from a year earlier to 750 units in June. New listings
have been trending downward since late 2010, and the market has tightened as a
result.
The number of active Barrie residential listings on the Association’s MLS® System was 1,895 at the end of June 2011, down five per cent on a
year-over-year basis.
There were 4.8 months of
inventory at the end of June 2011 on a seasonally adjusted basis, down from 5.6
months in May. The number of months of inventory is the number of months it
would take to sell current inventories at the current rate of sales activity.
Total sales activity in the Barrie region numbered 508 units in June, up eight per cent

Barrie’s residential property sales recorded through the MLS® System of the Barrie & District Association of REALTORS® Inc. came in a little softer in May 2011 compared to April, but nevertheless recorded a year-over-year gain due to falling sales in May last year.
Barrie Home sales numbered 449 units for the month of May, up two percent from the same month last year. While this is an improvement from the double digit declines seen in the last few months, it was entirely a story of falling sales in May last year. Within the City of Barrie, home sales numbered 271 units in May, also up two per cent from year-ago levels.
The year-to-date average price for all Barrie homes sold via the Association’s MLS® System in the first five months of 2011 was $282,448, edging up one per cent from the same period last year. The year-to-date average price figure for homes sold within the City of Barrie was $266,611, edging up just one tenth of one per cent on a year-over-year basis.
The total dollar value of all Barrie home sales amounted to $128.2 million in May 2011, an increase of three per cent from year-ago levels.
New residential listings in Barrie declined by five per cent from a year earlier to 815 units in May. The number of active residential listings on the Association’s MLS® System was down two per cent on a year-over-year basis to 2,069 units at the end of May 2011.
There were 5.6 months of inventory at the end of May 2011 on a seasonally adjusted basis. This was an increase from five months in April, but remains firmly in balanced market territory. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
Total sales activity in the Barrie region numbered 460 units in May, up two per cent compared to May 2010. The total value of all properties sold in May 2011 was $130.7 million, also up two per cent from May 2010.

Getting a mortgage to buy a
Barrie home may not be that easy for some home buyers. Private money become the only choice for some people that don’t qualify for regular mortgages with financial institutions.
Most of the time, the problem for some home buyers to qualify for a conventional mortgage may be bad credit history, low credit scores, lack of credit history (new immigrants), self employed that can not "prove" their income, not having enough down payment or starting a new in a job, for example.
Getting a mortgage through a private lender is not only costly, as they charge very high interest, but also dangerous. Some of these “Private Lenders” ask for outrageous fees that have to be paid upfront by the buyer. The interest rates may also change periodically at the lenders option and not based on the Bank of Canada rates. Penalties for pre-payment can be high as well.
We just watched W5 this weekend about a gentleman who supposed to be a private lender. He acted behind corporations that he created to lend private money and asking for huge fees upfront to release the funds.
Once the fees were paid by home buyers those mortgages and loans were never given to the Buyers, he kept the fees that had been paid. He kept stealing the money of innocent home buyers for years opening and closing new companies to avoid getting caught.
Our advice is that if you have to go with a private lender please do your homework and research who the lender is, get some references and analyse the conditions of your mortgage before agreeing to anything.

Throughout our years working in Real Estate it is our experience that Home Sellers often base the price of their homes on emotion and sentimental value. It is completely understandable; they have raised their families there and have invested so much love and energy into the home that they believe in their heart that their homes are worth more than the average.
For example, a common mistake is confusing the costs of your home’s upgrades with property value. Just because you love Travertine and spent several thousand dollars on it, doesn't mean everyone else likes it - or will even pay for it.
Perhaps you spent thousands of dollars installing an in-ground pool in your backyard and you expect to get your money back. A very small percentage of Buyers would want a pool and some might accept it, but won’t pay for it. Some people even get rid of the pool once they move into a home.
In the Barrie Real Estate Market, the risk of overpricing a home isn't simply that you won't get the asking price. You could also put off potential buyers. Your home could stay on the market for a long time and you will probably receive low ball offers - if any at all.
You see, the most activity occurs in the first 3-4 weeks of listing a Barrie property. If a home sits on the market for three months or more, it could become forgotten and overlooked. Buyers could think there is a problem with it and might offer less money than they would have offered had the property been listed at or very near to market value.
Remember this; a responsible Barrie Realtor® would show to his/her Buyers the sales prices of comparable homes sold over the last 3 months so it is a fact that those Buyers would be turned off by a higher than normal price and probably would avoid visiting that home.
Signs Your Barrie & Area Home Is Overpriced
þ Your Barrie home is priced higher than other properties in the area.
þ You haven’t had a reasonable number of showings during the first two months in the market.
þ You picked the Realtor® who recommended the highest price for your home, even though the price was far higher than the prices that other Realtors recommended. Some Realtors® use this strategy to get the listing and then ask you to reduce the price. They even advertise “The Highest Price Comparative Market Analysis For Your Home”. Don’t fall for this. It is dangerous and upsetting once realized.
þ Many showings but not offers. Not even low offers.
We suggest that after a month, if there is very limited interest in the home, it's not too late to reduce the price, but it's important to act quickly in order to sustain interest in your home.
