This morning on our local Barrie MLS system there is 154 expired listings.
Ever wonder why these Barrie Area Homes didn't sell? I call it the "3 P's". Price, Presentation and People. I think the first 2 are pretty obvious. If the price is too high, buyers will think that if they offer something more in line with the true value of your home, you the Seller will be offended and not be willing to negotiate. The next is presentation. Even if the price is right, and your home is in disrepair, cluttered and/or dirty, offers may be few or down right low! Lastly - People. By this I mean you need as many "eye balls" looking at your home. They can be showings, open houses or "virtual eyeballs".
Virtual eye balls are folks looking for Barrie homes for sale on the internet. This happens to be almost 90% of serious home buyers. Professional pictures, video and expertise in internet marketing will get the job done. All you need is for the right buyer to view your home at the right time. A perfect storm if you will.
