RETAIL HOUSING MARKET CONTINUES TO SOAR IN APRIL 2010

Home sales recorded through the MLS® system of the Barrie District Association of REALTORS® Inc. remained very strong in April 2010.

 

According to statistics provided by the Barrie and District Association of REALTORS®, Barrie residential sales activity numbered 541 units in April 2010, up 31% from levels reported in the same month last year. This represents the second best month of April on record for sales, standing just 1.6 % below the peak in 2007.

 

The average price for Barrie homes sold via the Association’s MLS® System in the first four months of the year was $277,034. This is up 10 % from the year-to-date average price in the same period last year.

 

The total dollar value of all Barrie home sales amounted to $152.7 million in April 2010, 48 % above year-ago levels. This is the highest dollar volume on record for the month of April.

 

Total home sales activity in the Barrie region numbered 552 units in April, up 33 % on a year-over-year basis. The total value of all Barrie properties sold in April 2010 was $154.8 million, an increase of 50 % from April 2009.

 

New listings in Barrie were up sharply for a third consecutive month in April. New residential Barrie listings numbered 957 units in April 2010, rising 29 % year-over-year.

 

The number of active Barrie residential listings on the Association’s MLS® System was down 8% on a year-over-year basis to 1,944 units at the end of April 2010. This was the smallest decline in 10 months.

 

There were 3.6 months of inventory at the end of April 2010, down from 5.1 months one year earlier. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
