SALES ACTIVITY EDGES DOWN IN FEBRUARY 2010
Residential sales activity in the area served by the Barrie District Association of REALTORS® Inc. remained strong in February, 2010 but edged down from levels in recent months.
According to statistics provided by the Association, Barrie home sales recorded through the MLS® System numbered 278 units in February 2010, 36 per cent above levels reported one year earlier. This year-over-year gain was smaller than those in the previous four months.
The total dollar value of all Barrie home sales amounted to $77.4 million in February 2010, rising 56 per cent from year-ago levels.
Total sales activity in the Barrie region numbered 282 units in February, up 34 per cent year-over-year. The total value of all Barrie properties sold in February 2010 was $78.8 million, an increase of 52 per cent from February 2009.
The year-to-date average price for the Barrie homes sold via the Association’s MLS® System in February was $274,952, 10 per cent above the year-to-date average price from February 2009.
The Barrie & District Association of REALTORS® cautions that over a period of time, the use of average price information can be useful in establishing trends, but it does not indicate actual prices in widely divergent areas or account for price differentials, between geographical areas.
New residential listings in the Barrie area numbered 663 units in February 2010, rising 20 per cent year-over-year.
The number of active residential listings on the Association’s MLS® System declined by 15 per cent from a year earlier to 1,477 units at the end of February 2010.
There were 5.3 months of inventory at the end of February 2010, down from 8.4 months one year earlier. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
