Annual residential sales activity in the area served by the Barrie District Association of REALTORS® Inc. was up in 2009 from 2008 levels, bolstered by a stronger performance in the second half of the year, particularly in the fourth quarter.
According to statistics provided by the Association, Barrie’s home sales recorded through the MLS® System totalled 207 units in December 2009, 56 per cent above levels in the same month in 2008. This is the seventh consecutive year-over-year increase.
Despite small increases in the second and third quarters of the year, year-to-date activity had been trailing 2008 levels until September. However, the fourth quarter of 2009 was the strongest on record. As a result, annual sales in 2009 surpassed levels reported in 2008. Activity totalled 4,326 units in 2009, up seven per cent from the previous year.
The total dollar value of all Barrie’s home sales amounted to $54.2 million in December 2009, rising 49 per cent from levels reported one year ago. The annual dollar volume of home sales recorded through the Association’s MLS® System was $1.1 billion, an increase of seven per cent from 2008.
Total sales activity in the Barrie region numbered 213 units in December, up 58 per cent year-over-year. The total value of all properties sold in December 2009 was $55.4 million, an increase of 50 per cent from December 2008.
The average price for homes sold via the Association’s MLS® System in 2009 was $263,959. This is virtually unchanged from the average price of $264,034 in 2008.
New residential listings numbered 266 units in December 2009, down three per cent year-over-year. This is the ninth consecutive month in which new listings have declined from year-ago levels.
The number of active residential listings on the Association’s MLS® System in Barrie dropped 26 per cent from a year earlier to 1,043 units at the end of December 2009. This is the eighth consecutive month in which active listings have declined from the peak levels of 2008. The last three declines have all been in excess of 25 per cent.
There were five months of inventory at the end of December 2009, well below levels recorded one year earlier (10.6 months). The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

MLS® home sales activity in the area served by the Barrie District Association of REALTORS® Inc. continued to climb in November 2009. The current strength of demand stands in sharp contrast to the weak activity levels of one year ago.
According to statistics provided by the Association, Barrie MLS® residential sales totalled 329 units in November 2009, more than double the level of activity in the same month last year. The large year-over-year gain reflects the extent to which demand has recovered from one year ago, when news of the global financial crisis hammered consumer confidence.
On a seasonally adjusted basis, Barrie MLS® sales were up three per cent month-over-month in November 2009, reaching the fourth highest level on record (seasonal adjustment removes normal seasonal fluctuations).
The total dollar value of all MLS® home sales amounted to $86.9 million in November 2009, up 110 per cent from levels reported one year ago.
Total MLS® sales activity in the Barrie region numbered 338 units in November, up 102 per cent year-over-year. The total value of all MLS® properties sold in November 2009 was $88 million, an increase of 103 per cent from November 2008.
The year-to-date average price for homes sold via the Association’s MLS® system in November was $280,112, up three per cent from one year ago.
New Barrie residential listings numbered 431 units in November 2009, down five per cent year-over-year. This is the eighth consecutive month in which new Barrie listings have declined from year-ago levels.
The number of Barrie active residential listings on the Association’s MLS® system dropped 25 per cent from a year earlier to 1,507 units at the end of November 2009. This is the seventh consecutive month in which active listings have declined from year-ago levels, and the largest year-over-year decrease in a decade.

MLS® home sales activity climbed to the highest level on record for the month of October in the area served by the Barrie District Association of REALTORS® Inc. Improving demand and fewer new listings continue to firm up the market.
According to statistics provided by the Barrie District Association of REALTORS®, MLS® home sales activity totalled 389 units in October 2009, jumping 39 per cent year-over-year. This is the largest gain since November 2007, and the fifth consecutive increase from year-ago levels.
Seasonally adjusted sales activity was up three per cent on a monthly basis in October (seasonal adjustment removes normal seasonal fluctuations). Building on monthly increases since the beginning of the year, seasonally adjusted activity now stands 87 per cent above the low from January.
The total dollar value of all MLS® home sales amounted to $104.4 million in October 2009, 43 per cent above year-ago levels. This is the largest increase in dollar volume in 23 months.
Total MLS® sales activity in the Barrie region numbered 401 units in October, jumping 41 per cent year-over-year. The total value of all MLS® properties sold in October 2009 was $107.4 million, 46 per cent above levels from October 2008.
The year-to-date average price for homes sold via the Barrie Association’s MLS® system in October was $264,057. That number is virtually unchanged from one year ago.
New residential listings in the Barrie area numbered 606 units in October 2009, edging down one per cent year-over-year. This is the seventh consecutive month in which new listings have declined from year-ago levels.
The number of active residential listings on the Association’s MLS® system dropped 20 per cent from a year earlier to 1,579 units at the end of October 2009. This is the fifth double-digit decline in as many months, and the sixth consecutive month in which active listings have declined from year-ago levels.
There were 4.1 months of inventory in October. This is down from levels in each of the previous two months, and well below levels posted earlier this year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

MLS® home sales activity reached the highest level ever for the month of September in the area served by the Barrie District Association of REALTORS® Inc. Improving demand and fewer new listings continue to draw down inventories.
According to statistics provided by the Association, MLS® home sales activity totalled 422 units in September 2009. This is a 20 per cent jump year-over-year, and represents the fourth consecutive increase from year-ago levels.
Sales activity was up seven per cent in September from the previous month, the largest increase over this period in six years. The larger than normal monthly increase resulted in a monthly increase of eight per cent in seasonally adjusted sales activity (seasonal adjustment removes normal seasonal fluctuations). Seasonally adjusted activity in September stood 79 per cent above the low in January.
The total dollar value of all MLS® home sales amounted to $113.8 million in September 2009, 24 per cent above year-ago levels. This is the largest increase in dollar volume almost two years.
The average price for homes sold in September was $269,755, up 3.5 per cent from one year ago.
New residential listings numbered 658 units in September 2009, down 10 per cent year-over-year. This is the sixth consecutive month in which the number of new listings is down from year-ago levels.
The number of active residential listings on the Association’s MLS® system declined 18 per cent year-over-year to 1,830 units at the end of September 2009. This is the fourth double-digit decline in as many months, and the fifth consecutive month in which active listings have dropped from year-ago levels.

Home Sales Activity Remains Strong In July
MLS® home sales activity in the area served by the Barrie District Association of REALTORS® Inc. was up from year-ago levels for the second consecutive month in July 2009. Meanwhile, active listings continued to retreat from elevated levels.
According to statistics provided by the Association, MLS® home sales activity totalled 449 units in July 2009, up four per cent from the same month last year.
The total dollar value of MLS® residential property sales amounted to $119.5 million in July 2009, six per cent above year-ago levels.
Total MLS® sales activity in the Barrie region numbered 462 units in July, rising five per cent year-over-year. The total value of all MLS® properties sold in July 2009 was $125.6 million, nine per cent above levels in July 2008.
The year-to-date MLS® residential average price for home sales in July 2009 was $262,612. This is six-tenths of one per cent below the average value reported in the first seven months of 2008.
New residential listings numbered 689 units in July 2009, down 11 per cent from one year earlier. This is the second double-digit decline in as many months, and the fourth consecutive decrease in new listings.
The number of active residential listings on the Association’s MLS® system were down 16 per cent year-over-year to 1,854 units at the end of July 2009. This is the third consecutive decline, and the largest in 19 months.
The number of months of inventory edged up to 4.1 months in July, compared to 3.3 months in June, but remains well below levels posted earlier this year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

MLS® home sales activity reached the highest level ever for the month of June in the area served by the Barrie District Association of REALTORS® Inc.
According to statistics provided by the Barrie and District Association of Realtors, MLS® home sales activity totalled 572 units in June 2009. This is also the second-highest level for monthly sales activity ever. Up 19 per cent from a year earlier, June 2009 marked the first year-over-year increase in 16 months.
Sales activity was also up 13 per cent in June 2009 compared to the previous month making it the largest increase in sales activity between these two months in over a decade. This lifted seasonally adjusted sales activity by four per cent in June compared to May (seasonal adjustment removes normal seasonal fluctuations). Seasonally adjusted sales activity in June 2009 stood 69 per cent above the recent low recorded in January 2009.
The total dollar value of MLS® residential property sales amounted to $154.7 million in June 2009, 21 per cent above year-ago levels.
Total MLS® sales activity in the Barrie region numbered 585 units in June, rising 19 per cent year-over-year. The total value of all MLS® properties sold in June 2009 was $157.1 million, 21 per cent above levels in June 2008.
The year-to-date MLS® residential average price for home sales in the first half of 2009 was $261,854. This is one per cent below the average value in the same period last year.
New residential listings numbered 733 units in June 2009, down 11 per cent from one year earlier and the third year-over-year decline in as many months.
The number of active residential listings on the Association’s MLS® system fell 10 per cent from year-ago levels to 1,909 units at the end of June 2009. This is the second consecutive decline, and the largest in 17 months. The number of months of inventory (calculated by dividing the number of active listings by sales) in June stood at 3.3 months, the lowest level since November 2007.

MLS® home sales reached topped 500 units in May 2009 in the area served by the Barrie District Association of REALTORS® Inc. This is the highest level for sales activity in a year, although sales remain below year-ago levels
Transactions remain below year-ago levels, but the trend is improving. According to statistics provided by the Association, MLS® home sales activity totalled 505 units in May 2009. This is down 3.4 per cent from a year earlier, the smallest year-over-year decrease in activity in 15 months.
On a monthly basis, sales activity in the Barrie region was up 23 per cent in May 2009 compared to April. This is the largest seasonal increase in sales activity between these two months in eight years. The stronger than normal seasonal rebound lifted seasonally adjusted sales activity by 13 per cent in May compared to the previous month (seasonal adjustment removes normal seasonal fluctuations). Seasonally adjusted sales activity in May 2009 stood 64 per cent above the recent low recorded in January 2009
The total dollar value of MLS® residential property sales amounted to $138 million in May 2009, five per cent below year-ago levels.
Total MLS® sales activity in the Barrie region numbered 515 units in May, declining 2.8 per cent year-over-year. The total value of all MLS® properties sold in May 2009 was $141.6 million, which is 4.1 per cent below May 2008 levels.
The average price for MLS® home sales in May 2009 was $273,296. This is down just two per cent from the record average price a year earlier, and the fourth highest on record for any month.
New listings on the Association’s MLS® system declined eight per cent year-over-year to 814 units in May. This is the second decline from year-ago levels in as many months.
The number of active residential listings in May 2009 fell one per cent from levels in May 2008. This is the first time in 14 months that active listings have fallen below year-ago levels.
“Improving consumer confidence and affordability is drawing buyers back to market,” said the President of the Barrie and District Association of REALTORS®. “Listings are being drawn down by rising activity as fewer new listings come onto the market, which will further stabilize prices if these trends persist.”

Full Steam Ahead for the Second GO Station
The Allandale Station will be the second train station in Barrie. The Government of Canada and the Province of Ontario announced a $3 million investment in public transit for that new GO Station in Barrie's City Centre.
Design is expected to begin in the summer of 2009, and construction will follow from 2010 to 2011.
As we mention before, the GO train is attracting young commuter families to Barrie from the Greater Toronto Area and provides a great travel option for commuters from the Barrie area that don’t want to drive to their jobs in the GTA but prefer the comfort of the train.

According with the Corporation of the City of Barrie, TD Financial Group has recently purchased 37 acres in south Barrie and plans to build a Data Centre.

According to the Canadian Real Estate Association, real estate prices in Barrie rose 2.5 per cent year-over-year in January 2009 and reached an average price of $259,672.
Although Barrie real estate sales activity is down 44 per cent from a year ago, unlike many other markets, the city hasn’t experienced a major drop in average prices.
